Lender's Pre-approval

Because there are many different types of loans in this industry, it is important to know what ones will be best suited for your personal situation. The size of mortgage you qualify for is of course determined by your income. But it is also determined by many other variables such as your debt-to-income ratio, your credit score, the current interest rate, as well as the size of down payment you are looking to provide.

Your lender will provide you with a pre-approval letter supporting your buying power. This pre-approval is important for the following reasons:

-It will determine your buying power and help you find the right homes for your budget.
-It will serve as necessary proof of financing when you present an offer to a seller.

As you can see, preapproval is an important step of the buying process and should be taken care of early on. You dont want to go shop for homes without it!
