Whether you are selling a home for the first time or have already experienced the process, I will be there to assist you every step of the way. Here are just a few of the essential home selling services I will provide:

Preparing, Pricing and Staging your home.

  1. First, I'll meet with you at your home to identify maintenance and staging strategies that will increase the value and marketability of your home.
  2. Next, I'll perform an in depth Current Market Analysis (CMA) to establish your home's highest value.
  3. Finally, I'll prepare a "seller's proceeds at closing" estimate according to the projected sale price of your home. This will identify the expected costs and proceeds from a successful sale.

Marketing Your Home

Over 85% of buyers begin their home search online. With my marketing plan, you'll have the maximum exposure on major websites such as Zillow, Trulia, craigslist, Yahoo, MSN, Odle, Realtor.com and many others. Aside from exposure through these major websites, listing your home with me will also include:

  1. A personalized internet visual tour your of your home, that is posted on all the websites mentionned above. This visual tour has high resolution photos as well as a video.
  2. Posting on the NW Mulptiple Listing Service (MLS), with great photos as well as ample information for buyers.
  3. Personalised color flyers of your home. The flyers include a QR code scanning option so that the home's information can be downloaded with a smart phone in real-time.
  4. Exposure on a color magazine distibuted to 600 locations throughout Thurston, Lewis and Mason County.
  5. Professional physical signage posted to advertise and direct buyers to your property.
  6. A secure lockbox that allows real estate agents to conveniently show your home to potential buyers.

Negotiating a transaction

  1. When an offer arrives, I'll clearly explain the terms and condition of the buyer's proposal.
  2. I'll help you craft an appropriate response or counter offer to the.
  3. Even after an offer is recieved, I'll continue marketing for back up offers.
  4. When an offer is mutually accepted, I'll develop the timeline for inspections and contingencies.
  5. Following a buyer's inspection, I'll review any subsequent buyer requests and recommend the appropriate action as needed.
  6. While under contract, I'll work to hold the buyer's agent and lender accountable to the terms agred upon.
  7. Finally, I'll attend signing with you to close the transaction and ensure that you receive the proceeds due.
